Stage 3

Property Preparation

Preparing your property for sale: You will need to consider the external appearance and landscaping, as well as the interior of your home. First impression is everything, so remove any eye sores outside. Your lawn should be cut and not have weeds. It has been proven that investing in landscaping increase the value of your home, so it is well worth the cost of making the lawn look great and adding tress shrubs, etc. If you have miscellaneous items or junk on your property, remove them. The external appearance of your property will signal to prospective buyers that you take care of your home, and it will give them a positive vibe.

Next, evaluate the external appearance of your home. Does the siding need any repairs or a fresh coat of paint? Same thing with doors, windows, and the roof. Inside your house, you will want to do a similar procedure of looking at what may need some refreshing. Consider painting walls if they need it and fix any damaged areas, etc. Anything that would be noticed and be a negative thing should be addressed. Check condition of carpets and consider professional cleaning or replacement. In general it might be a good idea to hire professional cleaners to really cover all areas of the house including areas not usually cleaned. As far as remodeling projects, we would advise searching for advice on whether to remodel kitchens or bathrooms for the sole purpose of selling your home. We won’t tell you that you should or shouldn't, but there are plenty of articles that address it.

This step could take the longest to complete. When you are ready, proceed to Stage 4.
