Sometimes homeowners need to "stage" their homes for prospective buyers. You do this to showcase your home in the best possible way that is attractive to prospective buyers. If you still live in your home, you will need to work hard to keep it orderly and presentable. There are things you may need to dispose of, such as unneccesary clutter. The carpets should always be clean and kitchen should be kept clean with no dishes in the sink or on the counters. Everything should look like it is ready for a photo in a magazine. If your home is vacant, that is better than a cluttered home, but hiring some "stagers" to bring in furniture. etc. can also be desirable and helpful. Stagers know exactly how to help "model" your home with the perfect decorations and furniture. The staging phase of your home also prepares you for the photo stage.

Photos are very important in real estate. Most people will find your home in some online search, and several things are important 1) Lots of photos of the home 2) quality of the photos should be high resolution and sharp. 3) The actual photos should show the house in its best appearance. Everyone has a smartphone capable of taking great photos, but not everyone knows what it takes to create a fabulous photo. For example, taking photos on a cloudy day in't a great idea. Taking off-centered photos of the home is also a bad idea. Photos that contain shoes, bottles, dirt on the carpet, etc., should be avoided. Finally, you should consider hiring a photographer that is experienced with staging/photographing homes.
